La Drova (Gandia area) – one hour’s drive south from Valencia City and its international airport. 15 minutes drive to Gandia (pop. 80,000) and its Blue Flagged beaches. 2 minutes drive (15 minutes walk) to the village of Barx (pop. approx. 600)

BUILD:
Build sizes vary depending upon the size of plot (for which there is a planning co-efficient specifying the maximum allowable habitable area according to the m2 of a given plot). An 800 m2 plot will provide you with a house of approx. 213 m2.
PLOTS:
Building plots can vary widely in size, with the minimum size of building plot 800 m2. The plots can be on level ground or on hillside, depending upon what you want.
All the building plots are Urbano with a mixture of plots that are on land that has been fully urbanised or not fully urbanised.
All Urbano plots have mains water, mains electricity and, usually, a land line telephone. ADSL is available in La Drova either via a landline connection or line of site wireless connection. Depending upon the connection it is possible to obtain up to 15 mb.
CONSTRUCTION:
There are a number of construction companies who work within La Drova and the local area who can build the house of your dreams. Equally, there are architects (who speak English) who can provide and process your plans and manage your construction. Of course, you can use your own architects and builders.
Construction and finishing costs vary enormously and will depend upon both the nature of the plot (is it on flat ground or hillside?) and upon exactly what you require. Costs can be distorted by very high levels of quality (there is, for example a huge difference between a 30,000 Euros kitchen and a 5,000 Euro kitchen!). However, very crudely, you should allow 1,000 Euros for every m2 of build (i.e. a 250 m2 house would roughly cost 250,000 Euros to construct and finish.
Swimming pool costs also vary depending upon their size with an 8m x 4m pool (fully pumped and filtered) costing some 15,000 – 20,000 Euros. You should then probably allow (say) 3,000 – 5,000 Euros for terracing around the pool.
BENEFITS:
La Drova is truly extraordinary and this is not stated lightly. There are several reasons why La Drova is exceptional:
- La Drova is gorgeous! It is situated within an east/west hanging valley that is surrounded by dramatic mountains – which glow red at dawn and dusk. Verdant and tree covered, La Drova has infinite walks and is ideal if you want somewhere tranquil where you can cycle, mountain bike, horse ride, climb or hike – or just live in surroundings that are outstandingly beautiful.
- La Drova has developed around a monastery (300 years old and now turned into town houses) and has grown organically. So, the estate has a wide variety of properties of all sizes and types – big villas, small villas, traditional styles and modern styles, large and small plots. This is in direct contract to the ‘Lego-like’, island estates along most of the Spanish coast. La Drova has real character and personality.
- The village of Barx is within 2 minutes drive of La Drova – or within a 15 minute walk (through a trail that takes you through olive groves and pine trees). The village is the ‘heart-beat’ of the valley and has 5 bars and restaurants, 3 butchers and bakers, 2 supermarkets, a pharmacy and doctor’s surgery (the doctor speaks good English and has a permanent nurse!). Barx is a great place for socialising and has everything you need day to day.
- 9 kilometres from La Drova is the vibrant town of Gandia. Here you have every amenity you could possibly need for permanent life in the area. Home of the Borgias (the notorious Popes!), Gandia has hundreds of bars and restaurants, a superb main shopping street, a mall, schools (private and state), a new hospital and a train station that takes you on a direct line straight to Valencia City (approx 12 Euros return).
- 15 minutes drive from La Drova are Gandia’s amazing Blue Flagged beaches – which must be some of the Mediterranean’s finest beaches. Golden sand stretches away to the horizon and allows you to swim or sun bathe in an area that is simply blissful!
- Valencia City (the sexiest city in Europe?) is a one hour drive from La Drova or a 55 minutes train journey from Gandia. This means that you have excellent communications both to an exciting city and its nearby international airport (a direct metro line from Valencia’s main train station). The arterial AP7 motorway has an entrance point just outside Gandia and this north/south motorway allows you to easily and quickly access the rest of Spain.
PRICES:
Plot prices vary depending upon size, their exact location, their nature (completely flat or hillside) and their views. You should allow approx. 100,000 Euros for an Urbano plot of 800 m2 and approx. 140,000 Euros for a plot of 2,000 m2.
